1. Minimum age to rent is 25 years.
2. This home is located in a quiet, residential neighborhood. As a result, we prefer to host quiet groups that will abide by the county laws. (Maximum occupancy 8 people.)
3. Check-in at 4 P.M. and Check-out at 10 A.M. Please note that requests for late checkout must be received no later than 10 A.M. local time on the day prior to your departure. Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee of up to $30.00 depending on the number of additional hours requested. Please feel free to contact us if you are interested in arranging.
4. Quiet hours are from 9 P.M. to 8 A.M. (Everyone must be out of the swim spa/hot tub and inside by 9 P.M.)
a. Any complaint from a neighbor will receive a verbal warning.
b. Second complain may result in an eviction and loss of deposit.
c. A single call out from the police may result in an eviction and definite loss of security deposit.
5. No parties (i.e.: weddings, bachelor parties, graduations, bar mitzvahs, sorority, etc.) Any violation will result in immediate eviction and loss of deposit.
6. Parking is limited to four vehicles (no RV’s or trailers and no street parking is allowed).
7. Number of occupants is limited to confirmed guest. Deposit loss and possible eviction for exceeding limits.
8. No smoking on the property or premises. (Deposit loss and possible eviction.)
9. Exterior security cameras monitoring system to ensure we are in compliance with the county ordinance (Please do not tamper with exterior security cameras, security monitoring system, internet/Wi-Fi, or door locks including unplugging Wi-Fi or exterior security cameras is ground for cancellation without refund. We reserve the right to enter the premises to restore the security of the home if the system goes offline or disabled.)
10. This is a NO PET property. Deposit will be forfeited and eviction will occur. Service dogs are welcome but if you are bringing a service dog you should be aware that both the ADA regulations and Airbnb terms of service provide that the service dog can never be left along in the unit. By renting this property you expressly consent to having Animal Control enter and remove any dogs that have been left alone.
11. 12 ft. Swim spa/hot tub rules are posted at the site and must be strictly observed for everyone’s safety (Maximum capacity: 8 people).
12. All dishes must be cleaned (No pots, pans, wood dishware/platers in dishwasher).
13. All trash must be put in proper trash can (Recycle is only for paper & cardboards. No bottles, cans, food, plastic or bags in recycle).
14. BBQ grill must be clean after used.
15. Due to the snow in the winter, certain exterior amenities like firepit and mini golf are not available as they get buried in snow.
16. First aid kit available located in laundry room and 2 emergency flash light available in downstair closet (1st floor across from ½ bathroom).
17. Fire pit safety and rules are posted at the site (fire blanket available in case of emergency). Only use wood and duraflame. No lighter fluid, charcoal, or grilling/cooking in fire pit. Fire pit should not be use on windy days. Please check the local weather forecast.
18. There are bears, coyotes, raccoons and other wildlife this area so make sure to lock up when you leave the home and car doors.
19. Spiders, cobwebs, and lizards are common in this area.
20. No street parking allowed. All vehicles must be parked on horse shoe or by garage driveway.
21. We are not responsible for articles lost, stolen, misplaced, or left on the property. Please check before you depart.
22. **We strongly encouraged all of our lovely travelers to purchase travel insurance to ensure protection in the event you feel the need to cancel for any reason. We do not refund for COVID, smoke, fires, weather, road closures, rock slide, or any other natural disasters. **

1. Home is complete with bowls, pots, pans, silverware, dishes, cups, linens, towels, comforters, throw blankets, pillows, iron, iron board, hair-dryers, zip lock bags (snack, quarts, gallon), plastic wrap, foil, trash bags, dish washer detergent, cleaning supplies for kitchen and bathroom, microwave, refrigerator/freezer, hot water kettle, Keurig coffee maker, toaster, blender, rice cooker, slow cooker, hand mixer, propane gas grill, washer and dryer, 2 Smart TVs (living room and master bedroom. No cable).
2. This home will be stocked with a starter set of consumables such as shampoo, shower gel, conditioner, hand soaps, dish soap, dish sponge, zip lock bags, Keurig pods (creamer & sugar), trash bags, plastic wrap, foil, detergent, softener, dryer sheets, dish detergent, paper towels, and toilet paper. Guests are advised to either bring or purchase additional after arrival.

***Guests will be charged for any missing, broken, or damaged items at replacement cost. Property is inventoried and inspected before arrival and after departure.
***Guest should inspect the property upon arrival and report any deficiencies in supplies or damages immediately.
***We require a signed Rental Agreement for every reservation and the person signing must be 25 years of age, must be staying at the property and have a copy of the signed rental agreement with them during their stay.
